Why Do Concrete Foundations Crack?
There are several reasons why a foundation may develop cracks.
1. Concrete shrinkage.
2. Extreme changes in temperature (i.e. frost heaving).
3. Difficult soil conditions.
4. Poor-quality concrete mix.
5. Heavy applied loads.
6. Poorly placed footings.

Should I be worried about foundation cracks?
There is no fool-proof way to prevent cracks; however, there are some preventative measures that can be taken to reduce the risk of cracking. Additionally, not all cracks are signs of serious problems. However, before dismissing minor cracks, you should make sure that they are not a symptom of a bigger issue.
For example, hairline cracks may have no impact on the structural integrity of your foundation. However, you may want to seal them up to prevent water or insects from entering your home. Horizontal cracks tend to be the most serious. These should be inspected by a professional.

Repairing Foundation Cracks
A structural engineer is typically the best resource for evaluating the seriousness of foundation cracks. If the structural engineer determines there is a bigger issue, you may need to enlist the services of a foundation repair contractor or a geotechnical engineer (for soil issues).
There are several methods for repair concrete foundations, including 1) slabjacking, 2) waterproofing paint, 3) epoxy injections, 4) piering, 5) sealant applications, and several others. In some cases, repair may not be an option. It may be necessary to replace the entire foundation.
